As with any profession we must follow strict ethical considerations. For an appraiser the main responsibility is to their client. Typically, in residential practice, the lender places the order to the appraiser, becoming the appraiser's client. Appraisers are required to only disclosing information to their clients, and as a homeowner, if you would like to review an appraisal report, you generally have to obtain it from your lender. Other obligations also include, numerical accuracy depending on the scope of the assignment, reaching and keeping an adequate level of competency and education, and the appraiser must conduct him or herself as a professional. There are some scenarios in which appraisers will have fiduciary responsibilities to third parties, such as homeowners, buyers and sellers, or others. Generally the third parties are clearly defined in the appraisal report. An appraiser's fiduciary roll is limited to those parties who the appraiser knows, based on the scope of work or other written parameters of the job. There are also ethical standards that have nothing to do with whom we share information. Other unprofessional practices may be established by state law or professional societies that the appraiser belongs.
